What happens after you send it
You get a reply within one business day, from a person, and it either contains an offer or says exactly what we still need to make one. The most common reason we come back with a question rather than a number is that the parcel could not be located from what was sent — a county and an approximate location will usually be enough for us to find it, but a parcel number removes the guesswork entirely.
Nothing that follows is binding on you. There is no listing agreement, no exclusivity and no fee at any point, and you are free to take whatever we tell you about your parcel to a broker instead. The how it works page sets out the whole process, including the parts that take the longest.
What to send if you are selling
The state and county, and the parcel number if you have it. If you do not, an address or a description of where the land sits is normally enough. Anything you already know that we would find out anyway — back taxes, a probate that has not been opened, an access problem, a deadline you are working against — is worth saying in the message field. It speeds the offer up rather than slowing it down, and none of it makes an offer less likely.
What we will never ask you for
Money, at any stage, for any reason. No application fee, no appraisal fee, no processing fee, and nothing to release funds. A legitimate land purchase costs the seller nothing out of pocket, and anybody asking a landowner to pay upfront to be bought out is running something else. We also will not ask for a Social Security number by email, or for banking details before a title company is handling the closing.
